The collateral is one of the most important items when it comes to making a regular loan. One can provide real estate properties, vehicles and other possessions as collateral. But with a hard money loan the hard money lender requires only real estate property. In this manner they are involving themselves in real estate property business. Though they do not deal directly with the sale of real estate property they transact business with the use of real estate properties. A hard money lender can be referred to as a passive real estate investor. They are passive since it is not their actual business but only a part of their business.
